Leases and rent

Track leases, rent and deposits for staff buildings

Relyo is staff housing software for hotels and resorts. For the buildings you lease, it keeps each lease's terms, rent dates and deposits, and warns you before a lease ends.

What Relyo tracks for leases and rent

For the buildings you lease, and for any rent your staff pay you: due dates, payments, deposits and lease terms.

Upload a lease, check the terms

Contract scan reads rent, deposit, dates, notice period and up to 20 special clauses for you to review.

Landlords see rent status

Landlords see paid, upcoming and overdue rent in their own portal, so they don't need to call you.

See the landlord portal

A rent ticket before each due date

Relyo opens a rent ticket 15 days before each due date and alerts admins when rent is overdue.

Payments reported, then verified

Staff tell you they paid, with proof if they have it, and an admin verifies or rejects it.

Track every deposit until it is refunded

Follow each deposit from pending to paid to refunded, and never record the same refund twice.

Rent you pay and rent occupants pay you

Set rent per property, unit type or unit, monthly or as a lump sum. It covers what you pay landlords and what occupants pay you.

  • Pick a due day from 1 to 28, or a lump sum
  • Grades (housing entitlement levels) can reduce or cancel an occupant's rent
  • See rent due, paid and overdue, by month and property
  • Rent is part of the cost per occupant, with utilities and repairs

Lease dates checked against the people staying

Relyo checks every lease against the people in the building. When the dates don't line up, it shows in Operational Signals, Relyo's ranked list of what needs attention.

  • Lease ends within 30 days
  • Lease ends before your staff leave
  • Lease expired, with people still living there
  • Rent paid on a leased property empty for 30 days or more
  • Property in use with no rent set up

Relyo flags deposits and payments still open

Owners and admins see which deposits and rent payments still need action. Relyo flags each one in Operational Signals.

  • Rent payments waiting for your verification
  • Deposits not yet paid
  • Deposit refunds due after move-out
  • Protection against recording the same refund twice

How lease and rent tracking works

  1. Scan the lease

Upload the contract and review the terms AI proposes, each with a confidence level.

  2. Set up rent

Pick the amount, who pays whom and the schedule, then add deposits per occupant or unit.

  3. Relyo tracks the dates

Rent tickets and lease checks arrive on time, and you verify each reported payment.

Frequently asked questions

Does Relyo collect rent or process payments?

No. Relyo tracks what is owed, paid and overdue, and the money moves outside it, for example by bank transfer or cash. Your staff tell you when they paid, with proof if they have it, and an admin verifies or rejects it.

Do we need rent tracking if we own our staff buildings?

Only if you lease some buildings or charge your staff rent. Relyo's rent and landlord features are for the buildings you lease. Buildings you own still get room planning, inspections, utility bills, repairs and cost per occupant.

Can each lease have different terms?

Yes. Each lease is kept on its own, and contract scan reads its rent, deposit, dates, notice period and up to 20 special clauses. Rent is set per property, unit type or unit, monthly or as a lump sum.

What does the contract scan read from a lease?

Relyo's contract scan reads rent, deposit, start and end dates, landlord and tenant, notice period, payment frequency and up to 20 special clauses. It reads leases in any language. Every value comes with a confidence level, and you review it before anything is saved.

How does Relyo help us keep rent on time?

Relyo opens a rent ticket 15 days before each due date. Admins get overdue alerts and a daily rent email, and overdue rent shows in Operational Signals.

How are deposits tracked, and what if we don't take any?

Relyo tracks each deposit per occupant or per unit, from pending to paid, partly refunded or fully refunded. It flags deposits not yet paid and refunds due after move-out. If you don't take deposits, an owner or admin can pause that check for the whole organisation.

Who in our team sees rent and deposit amounts?

Only owners and admins in your team see them. Rent, deposits and the money checks are finance data, restricted to those roles in the database itself. Landlords see rent status only for their own buildings, in their own portal.
