Every repair sent to the right maintainer
Relyo, staff housing software for hotels and resorts, lets your staff report repairs by phone. Your rules send each one to the right maintainer.
All repair requests in one list
A day plan for every maintainer
Only their own jobs, critical first, then the nearest next stop.
See the maintainer portalAI suggestions when your team writes tickets
Suggested severity and category, plus up to 3 likely duplicates, even in another language.
Assigned by department or specialty
Rules assign each new ticket in turn to the right maintainer, and keep the right people informed.
Reported from the phone
Your staff report for their own room or a shared space they use, then add photos.
Staff can reopen a failed repair
If a fix didn't hold, the person can dispute it up to 3 times, which reopens the ticket.
Every kind of request becomes a ticket
Repairs, inspections, amenities, bills and rent all arrive as tickets, each with someone responsible, a status and a severity. Nothing stays only in a chat group.
- Comments, attachments, sub-tickets and due dates
- Bulk actions and keyboard shortcuts for busy days
- Reports from rooms and shared spaces like kitchens
What each repair cost, with receipts
When a job is done, the maintainer or your team can record what it cost, with receipts. Relyo adds it up per occupant, unit and property.
- Cost lines and receipts when the job is completed
- Totals per occupant, unit and property
- Seen only by owners, admins and the assigned maintainer
- Never charged for damage that was already there
Delayed or repeated repairs are flagged automatically
Operational Signals, Relyo's ranked list of what needs attention, flags repairs that stall or repeat before they become complaints. These are rules, not AI.
- Escalated after 72 hours unassigned, 1 hour for critical or safety
- Past its due date, or no activity for 14 days
- Many similar tickets at one property in a week
- Open repairs, but no active maintainer
- One person with 3 or more tickets in 30 days
How a repair gets fixed
A staff member reports it
From their phone, for their room or a shared space, then they add photos to the ticket.
Rules assign it to a maintainer
In turn by department or specialty, straight into the maintainer's day plan.
The fix is checked
The maintainer closes it with photos, your team sees it at once, and the person can dispute it.
Frequently asked questions
How do staff report a repair in their housing?
Your staff report repairs in Relyo's occupant portal on their phone, then add photos to the ticket. They can report problems in their own room and in shared spaces they can access, such as a kitchen or laundry.
How are repair tickets assigned to maintainers?
Relyo's routing rules send each new request to the right department or specialty, taking turns between maintainers, and watch rules keep others informed. When your team writes a ticket, Relyo also suggests a maintainer by specialty and workload, and you can always assign by hand.
What does the AI do on a ticket, and what is a rule?
When your team writes a ticket, Relyo AI suggests severity and category and shows up to 3 likely duplicates, even in another language. A rule then suggests the maintainer by specialty and workload, and orders the day plan. The person triaging the ticket still decides.
How do we make sure no repair is forgotten?
Operational Signals flags tickets with nobody assigned and marks them critical after 72 hours, or after 1 hour for a critical or safety ticket. It also flags tickets past their planned date and tickets with no activity for 14 days. Owners and admins see them in one ranked list and in the morning email.
Can we see what repairs cost us?
Yes. Relyo adds up the cost lines and receipts recorded when a job is completed, per occupant, unit and property, and only owners, admins and the assigned maintainer see them. Attribution is for reporting, and nobody is charged for damage that was already there.
What if someone says the problem is not fixed?
The person who reported it can dispute the resolution up to 3 times, and each dispute reopens the ticket. Tickets can also wait in pending verification before they close.
